The HOA vs. Rental Companies

What does the HOA manage?

The Boardwalk Oceanfront Tower HOA is responsible for the resort’s common areas, shared amenities, and overall building maintenance. This includes the outdoor pool, indoor pool, lazy river, hot tubs, hallways, elevators, parking areas, building exterior, and general upkeep of the property grounds.

Who manages the vacation rental units?

Individual vacation properties within Boardwalk Oceanfront Tower are not managed or rented by the HOA. All units are managed exclusively by third-party rental companies or by property owners directly. For booking inquiries, housekeeping, in-unit maintenance, and guest services, please contact your rental company or property owner.

In short: The HOA takes care of the building and its shared spaces. Your rental company or property owner takes care of everything inside your unit.

Who should I contact for housekeeping or in-unit issues?

Housekeeping, in-unit maintenance, and all guest services are handled by your rental company or property owner β€” not the HOA. Please refer to your booking confirmation or rental agreement for the correct contact information.

Who do I contact about a common area concern?

For maintenance concerns related to common areas β€” such as the pool, hallways, elevators, parking garage, or building exterior β€” please contact Empress Management, who will coordinate with our on-site team to address the issue.

Who manages the HOA?

The HOA is professionally managed by Empress Management, located at 4615 Oleander Dr, Myrtle Beach, SC 29577. They coordinate with our on-site maintenance and engineering team to keep the resort in excellent condition.

New management took over oversight of the building in December 2024 and has been making steady progress to ensure the property is well-maintained, clean, and welcoming to all.

Recent Improvements to the Property

Boardwalk Oceanfront Tower keeps getting better. The Board and management team continually invest in the resort so owners and guests can enjoy a more comfortable, modern, and beautiful property. Recent improvements include:
